Documents and procedure

Which documents does a Greek Golden Visa application need?

The core file is: a valid passport, a Greek tax number (AFM), the notarised purchase deed with proof that the full price was paid by bank transfer from abroad, Greek health insurance, passport photos and biometrics, and the state fee receipts. Your lawyer assembles and files it, and most buyers complete the purchase and the filing without living in Greece.

The sequence that actually happens

First the groundwork: a power of attorney to your Greek lawyer, an AFM tax number, and a Greek bank account where useful. Then the purchase: due diligence on the title, the notarised deed, and the registered transfer, with every payment documented through banks. Then the application: your lawyer files the Golden Visa request with the purchase documents, insurance and biometrics.

On filing you receive a certificate that keeps your stay legal in Greece while the application is pending. The permit card follows after approval.

The documents checklist

Passport valid through the process. Greek tax number for each adult applicant. The purchase contract and land registry certificates. Bank confirmations for the full price, transferred from the buyer's own accounts abroad. Health insurance covering Greece for each applicant. Birth and marriage certificates, apostilled and translated, for family members. Recent photographs and biometrics given in person once. Fee receipts.

Exact requirements shift with ministry practice, and consulates differ on apostille and translation details, so treat this as the shape of the file rather than the final checklist. Your lawyer's current list governs.

Questions buyers actually ask

Do I need to be in Greece to buy the property?

No. A power of attorney lets your Greek lawyer complete the purchase. You attend in person for biometrics.

Can I stay in Greece while the application is pending?

Yes. The filing certificate keeps your stay legal until the decision.

Do family documents need apostille?

Birth and marriage certificates generally need apostille and certified translation. Practice varies by country of issue, so confirm with your lawyer.
